At interview, I found Maria Selleck to be an energetic and committed professional, who appeared determined to achieve the best possible price for me, and in the shortest possible timeframe. I found Maria to be firmly of the belief that both the agent and the vendor must act in harmony, as a team, in order to achieve the best possible outcome, and thereby to attain, and possibly exceed, the vendor’s goals and expectations. Maria listened to what I, as the vendor, wanted and expected, and tailored her marketing and presentation strategy to suit. She applies a well thought out, logical and systematic methodology, that she no doubt will explain to you. It is the kind of professional approach that I am used to, and expect, as a professional myself. Unlike other agents that I encountered, she did not present a pre-prepared ‘standard’ plan. I am firmly of the opinion that such ‘standard’ strategies that other agencies appear to adopt, may not necessarily achieve the best outcome for me. Rather, Maria provided me with sound advice as to method of sale, and the best way to showcase and market my property to its best advantage, including the provision of additional items of furniture, artwork and style items; all generously provided and transported at her own expense. No other Canberra agent that I encountered was prepared to go to such a level of commitment; to showcase my property in such a way as to maximise its attributes. I, of course, as an active and willing member of the vendor-agent team, listened to that advice, and assisted in its implementation. As a consequence of Maria’s expertise, marketing strategy, ability to showcase a property, tenacity, and her obvious and considerable negotiation skills, my property sold in a relatively short timeframe; and at a good price, that I was very happy with. Throughout my dealings with Maria Selleck, I have observed her demonstrate a high level of professional and personal ethics and integrity; a level that is unparalleled in my experience with the real estate industry; and serves to restore one’s faith in the term ‘professional integrity’, as it is applied to that industry. Isaacs Firstly I would like to apologise for the delay in getting this to you, but with the speed at which the year is moving, time hasn't slowed at all since early April when we sold.I wouldn't normally write a testimonial for someone who has done something for which I have paid them to do, but on this occasion I have been left little choice. The decision to sell our home wasn't easy and certainly wasn't on our immediate agenda had my wife and I not decided to start a family. Having spent a few months pondering our next move, we were left with no alternative but to market our home. The short and decisive process of putting our home on the market included speaking with several other agents to get their view on what our home would be worth. Whilst we believed we were realistic, we were quickly left questioning whether in fact they were. Not happy with the feedback we decided to contact you and your team. From the first consultation to the Settlement, it became very clear that Selleck Properties knew what they were doing. To cut the long story short, we certainly were not prepared for selling the home after the first open house and were certainly not prepared for the price which you had negotiated; we would suggest that you would have fetched arguably the best result for such a home in the Isaacs area and potentially the Street. As you are aware, we asked three agents to appraise our home and provide us with a proposal to market it in what is a difficult market (March-April 2012). Whilst there were similarities in the offerings, as one would expect, it was obvious a short way into our conversation with you that your approach was much more centred focussed on the seller and presenting our home at its very best. You convinced us that your negotiation skills, for which you are renowned, were second to none. This claim was certainly ratified by the action that took place on the evening that the tender closed. We felt after speaking with you that we could be assured that you and your office would do everything in your power to help us to present our home in the best possible light, sell it by the end of the tender process, and gain us the best possible price. We found that your explanations of the various selling options, combined with your professional guidance on the method you felt best suited our home in the current market conditions, allowed us to confidently make a decision to sell by Tender. This is something that, prior to discussions with you, we would not have contemplated. However, your explanation of the benefits of this approach, particularly how it allows you to use your fabulous negotiation skills, doesn't expose the house to a failed public tender, which is common in the current market, led us to choose that method. The different feel that you gave our home with the styling you recommended such as relocating some furniture, moving other furniture and removing some furniture, made an enormous difference to the look and feel of our home. The lamps, cushions, throws etc that you lent us really made each of the rooms look amazing particularly in the photograph. We appreciated your assistance and generosity with the styling and I am sure that it contributed to the feedback received at each of the opens. Prior to choosing your agency we carefully looked at various websites and noticed that the photography on your site was a serious cut above the majority of other agents. Rebecca, your photographer, took a lot of time and trouble taking photos of our home, of which an astounding 54 were loaded onto the website. As the selling proceeded it was confirmed that your masterful sales endeavours are supported by an enthusiastic team that manages to achieve the difficult blend of professionalism with warmth and friendliness. Special mention must be made of our dealings with Sales Consultant Kerry Henshaw whose efforts on both the sales and administrative side of the process made an otherwise stressful event surprisingly bearable. Your post-sale advice on our search for a replacement property was invaluable and greatly appreciated. We are sure that it is the combination of all that your agency offers including your negotiation skills, professional styling, great support staff and top-class photography that culminated in the sale being concluded on the evening the tender closed at a price that we were very happy with.
